Not Using a Kansas City REALTOR® when Buying a Kansas City New Home. Do you know that you do not have to work alone when dealing with builders of New Homes? Contact a REALTOR® before you begin your search. It costs you nothing and can potentially save you a fortune. It is very important to choose a Kansas City   REALTOR® who has vast knowledge of the local new construction market and a wide array of local contacts in this field. As a buyer, it won´t cost you anymore to use a REALTOR´S® professional services to help guide you through this highly complex process.

Spending your valuable time looking for the right Kansas City New Home. It´s a big time-saving benefit for you the buyer, to allow a REALTOR® to save you valuable time in your search for a New Home property. Choose a REALTOR® who has the local expertise in New Home and knows what areas are available in the price range and amenities to meet your personal needs. In addition, if you are looking for a new home in JohnsonCounty, it is important to choose a REALTOR® who specializes in this area.

Researching hundreds of New Home developments in Kansas City. It´s impossible for you the buyer to have detailed knowledge of all the hundreds of New Home developments in Kansas City and what amenities each one offers. Even seasoned REALTORS who work full time don’t know every subdivision, builder and new construction code in each city in Kansas City. Choose a REALTOR® who has already done the research for you. They should know where the New Home developments are that will be a match for your own personal needs.

Hiring a REALTOR® who is unfamiliar with the local areas. Choose a REALTOR® who has done extensive research of the greater Kansas City area New Home developments. They can better provide an unbiased view of the developments and how they will best fit into your plans. Choosing a REALTOR who works in downtown Kansas City to help you find a new home in GardnerKansas might not be a great choice.

Buying directly from the New Home development sales team. Most new home buyers in Kansas City are unaware that the New Construction development property sales price will be the same (or lower) when a REALTOR® assists you. The same price will be applied just as if you had purchased directly from the developer. Choose a REALTOR® with a thorough understanding of every real estate transaction and who will professionally guide you carefully through each step in the process.

Failure to get a Kansas City REALTOR® that represents the Buyer. The most important point to remember in purchasing your New Home is to choose a REALTOR® that will represent you the buyer. They will help you negotiate a sales price that is satisfactory to you.

Losing out on possible discounts or incentives. Many people are unaware there might possibly be discounts or incentives from a developer that are not made common public knowledge. Choose a REALTOR® with local expertise in New Home developments to insure you will be provided any additional discounts or incentives that may apply to the property.

Having misconceptions about Kansas City New Home Sales office personnel. A misconception commonly made by new home buyers is the idea that sales office personnel in a New Home development represent the buyer. This is simply untrue. Sales office personnel represent the developer. Choose a REALTOR® who will represent you the buyer.

Failing to realize investing in Kansas City real estate is a long term investment. You deserve to receive the best information possible to help you make your most informed decision when purchasing a New Home in Kansas City. Choose a REALTOR® with the experience to assist you in making the best decision for you and your family.

Failing to hire a Kansas City Buyers Agent who has sold New Homes . A common misconception is that once the contract is accepted by the builder, there is no need for a REALTOR. Did you know that most builders have attorneys on retainer?  Mistakes happen and they want to be prepared. Why shouldn’t you? An experienced New Home buyers Agent will prepare you for $5,000 unexpected rock clauses and unexpected thousand dollar overages.

Did you know that builders with less than stellar reputations dislike New Home Buyers Agents because they view them as the Watch Dogs. Great home builders in Kansas City with fantastic reputations love New Home Buyers Agents. If it doesn't cost you anything and in fact you will benefit, why would you not hire a New Home Buyer Specialist like the Dowell Taggart Team.
